Two new energy efficient, semi-detached on the one side, independent houses with private swimming pools

Located at the eastern side of Attica, near the Athens Airport, Porto Rafti occupies a part of the coastline of the Southern Gulf of Euboea and has long been one of the Athens residents’ favorite vacation places.

The plot is a corner one, opposite a stream that during the winter brings water to the sea from the nearby hills on the south. It is south west oriented with an open horizon, size of 315 sq.m. and distance from the sea less than 400m.

 We designed 2 similar, semi-detached, independent two-storey houses.

The first maisonette is 92 sq.m., in a land plot of 157 sq.m., has a private open parking space of 13,75 sq.m. and a possibility of a swimming pool of 19 sq.m. (5,50 X 3.00).

The second maisonette is 96 sq.m., in a land plot of 157 sq.m., has a private open parking space of 13,75 sq.m. and a possibility of a swimming pool of 19 sq.m. (5,50 X 3.00).

Each maisonette has a separate entrance and is separated from the neighboring property. 

Housing typology of each maisonette focuses on a two-level main living area, the ground floor where the living-room, the kitchen and the WC are, and the first floor, which consists of two bedrooms with a shared bathroom. Outdoor covered sitting places at the ground floor, balconies at the first floor and a roof garden with a pergola offer alternative possibilities of relaxing outdoors and enjoying different views. For the connection between different levels i.e., from the ground floor to the roof garden, there is a staircase and also a provision of an elevator with proper dimensions to allow use by 3 – 4 people.  

Use of external wall insulation, high-quality aluminum balcony doors, natural ventilation, heat pump with fan coils or air-conditioning, in addition to the provision of installation of solar panels and solar heater, they all result in a high energy efficient house (A energy class), with minimum consumption for heating and cooling.
